Overview

From the first call to the final walkthrough, Pro Seal keeps everything simple, transparent, and on your schedule. We begin with a quick estimate and on-site review checking wear, cracks, drainage, edges, traffic patterns, and any problem areas then send a clear proposal. Before service day, we advice you to move vehicles, turn sprinklers off and plan access. For commercial and municipal sites, we also map phasing and traffic control so operations continue smoothly. On the day of service, our crew arrives on time, seals cracks with rubberized filler, completes any needed patches, and applies a calibrated coat of premium asphalt emulsion for an even, deep-black finish with crisp edges.

How Our Process Works

How To Prepare (Customer Check List)

• Move vehicles, trailers, and equipment off of the work area.
• Turn sprinklers off and other things that may disrupt curing.
• Mark any specific areas that you want us to be extra careful with or let us know.
• Notify family, tenants, or customers that access will be limited during our work and dry time.
• Secure pets and note any special access needs like garage, gates, etc.

What We Do On Service Day

1. Power Clean & Edge Prep: Remove dirt, sand, and debris for strong adhesion.
2. Crack Filling: Rubberized sealant to stop water intrusion (hot/cold applied per conditions).
3. Patching & repair: Cut-and-patch or infrared repair for failed areas.
4. Precision Sealcoating: Commercial-grade emulsion, applied at the right rate for CT weather.
5. Edges & Details: Clean lines around borders, walks, and curbs.
6. Protect: We rope/tape off the area and give you re-open times.
7. Final Walkthrough: We review the work and after-care with you.

Re-Open Times

1. Foot traffic: Usually 24 hours.
2. Vehicle Traffic: 48 Hours.

Payment & Documentation

1. Pay by card or cash
2. Invoices and receipts are emailed for easy filing.
3. We provide photos (before/after) and notes for your records or HOA.

Maintenance Plan (Stay Protected)

1. Sealcoating is typically repeated every 2–3 years depending on sun, traffic, and winter plowing.
2. Address new cracks early and pair crack filling with sealcoating for longest life.
3. We can schedule reminders or annual inspections upon request.
